Human Settlements, Land Affairs and Planning consists of the following Departments: Building Control, Town Planning,Housing Departments (New and Existing), Informal Housing and a Property Section.
The Department Planning is comprised of Spatial Planning, Land Use Management, Building Control and Environmental Management and is committed to deliver planning outcomes that addresses the plight of the poor and broaden development objectives. The Mission of the department is to build a sustainable economic position that capitalises on the natural endowment of George and its broader locality, one that can be held in the face of competition, and creates opportunities for collaboration, large scale entrepreneurship and sustainable jobs.

As a former participant in the Build Environment Support Programme (BESP) the George Municipality has a credible SDF which forms the basis of each of the Local SDF’s applicable to the various suburbs and precincts. The SDF addresses the impact of the economic downturn, custodianship over biodiversity areas, development of infrastructure and rural development. George Municipality recognises the important role it plays in ensuring an enabling environment for economic development as a means to sustainable livelihoods for its residents. In our strive toward administrative excellence our operating procedures are reviewed and developed on a continuous basis with the aim of delivering a service that is effective, fair, transparent and compliant.
The Human Settlements Department is comprised of New Housing, Existing Housing and Informal Housing sections. The departmental mission is to provide sustainable human settlements and housing opportunities in the municipal area of George.
Since 1990 there has been a significant influx of people to the Southern Cape. The waiting list numbers 17 835 with approximately 3460 families living in informal areas and 6661 backyard dwellers. The municipality boasts a credible housing demand database (waiting list) developed as an online system in conjunction with the Western Cape Department of Human Settlements.
The Thembalethu UISP represents one of the major housing projects being undertaken currently to expedite housing delivery in the area. The first phase has been completed and the municipality received both the Provincial and National Govan Mbeki awards for the best Upgrading of informal Settlements (UISP) project in the country for this project. In conjunction with the Provincial Department of Human Settlements, the projects on the housing pipeline has been brought to project readiness. The one challenge is the funding required to implement the various projects on the housing pipeline.
